Types of Leaks: Their Repair and Prevention
- Rain leaks. Rain leaks are most often caused by damaged roofs. To correct this, you’ll need to inspect and repair your roof and chimney, waterproof the foundation, and add attic insulation.
- Gas leaks. Repairing a gas leak typically involves fixing an old gas valve or removing and resealing old gas pipe threads (screw-on connectors with grooves to make an airtight seal at connection points). Sometimes attic work or opening up a wall is required. The best way to prevent gas leaks is to have your HVAC professional perform annual inspections and maintenance.
- Deck leaks. Damaged wood can usually be repaired relatively easily by replacing joists, anchoring posts in concrete, and waterproofing the entire structure with the appropriate sealant. A permanent solution may require rerouting gutters or sprinklers.
- Patio leaks. Small cracks can and should be patched, but if your patio shows significant buckling or lots of spalling (areas of cracks, chipping, or crumbling), part or all of it may need to be removed and replaced. Afterward, waterproof the surface with a high-quality concrete sealant.
- Slab leaks. Repairing slab leaks means correcting any foundational issues and broken or incorrectly installed pipes. Depending on the damage, this can consist of opening a small portion of the concrete slab to replace a section of pipe, or be as extensive as leveling your house. Sometimes, your plumber will be able to use a method called “tunneling” to reach the pipes from outside. If this is all that’s needed, the concrete slab won’t need to be penetrated at all.
- Crawl space leaks. Fixing a leaking crawl space includes repairing cracked pipes, correcting improperly graded land, and cleaning up sewer backups. A permanent fix consists of installing a water vapor barrier, sealing vents, and possibly putting in an airtight door and a permanent dehumidifier.
