What Is a Slab Leak?

A “slab leak” is a leak in the water pipes that run either inside or below your home’s concrete foundation. These leaks are often caused by corrosion over a long period of time, improper installation of plumbing, a home’s foundation shifting (like in cases of earthquakes), or abrasion as pipes rub against concrete or other material while expanding and contracting with hot and cold water temperatures.

How Do Slab Leaks Cause Water Intrusion in My Home?

Slab leaks don’t need to be major with pipes gushing water to pose a hazard. Even if only a small leak is present, water gradually accumulates beneath the foundation, building up until it’s forced out into your home or yard. Not only can this cause water damage, but it can warp wood floors, encourage mold growth, and weaken or damage your foundation.

Here are a few indications of slab leak:

  • Your floors feel damp or warm.
  • You’ve noticed a moldy smell, or mold has appeared out of nowhere.
  • The water pressure is oddly low.
  • The water bill is suddenly much higher.
  • There’s mildew or moisture under the carpet.
  • You can hear water running even when you’re not using it or running any water-consuming appliances.
  • The water meter dial is moving although no water is being used.
  • Cracks have appeared in walls and baseboards.
  • There are areas of standing water around or near the foundation of your home.

How Can I Stop a Slab Leak?

The first step in stopping and repairing damage from a slab leak is to call a plumber. Since the problem lies below your home’s foundation and digging may be required, local utilities need to be notified, and the appropriate permits must be obtained from the city. Your plumber will use specific diagnostic equipment to locate the damaged pipes. There are two ways this is done:

  • Slab penetration is when a plumber digs a hole with a jackhammer directly through the slab (foundation) to the location of the leak. This is done indoors, so repair costs will need to be taken into consideration, as well as noise during the process. In some cases, however, very little floor space will need to be repaired.
  • Tunneling is a method performed outdoors in which a tunnel is channeled underground, beneath your foundation to the damaged pipe. This can be more cost-effective, especially if multiple leaks are found or rerouting of pipes is needed. In that case, larger sections of pipes are replaced and repositioned in new areas to prevent the same problems from reoccurring.

Are There Ways to Manage a Slab Leak over Time?

Once you’ve determined you have a slab leak, it needs to be repaired as soon as possible. Even if you’ve only heard trickling water and haven’t noticed any damage, the accumulation of water beneath the house can eventually cause the foundation to shift, causing serious problems. If slab penetration or tunneling aren’t good options, your plumber may be able to apply a pipe coating. This consists of an epoxy (essentially a very strong, hard adhesive) which will coat the inside of the damaged pipes and stop the leak. In some cases, this may be enough to solve the problem, and in others it may stabilize the situation until more aggressive measures can be taken.
