Sinks are dark – and by adding just a little water, it’s a perfect breeding ground for molds to grow. So, let’s get right into answering the common questions!

Everyone reacts to molds differently, this depends on several factors.
- The individual’s immune system – weak or strong.
- Your Age – elderly & children are more susceptible to react.
- The type of mold that’s under the sink, and how far it’s migrated.
- Are you smelling musty damp odors? That’s the off gas that the mold is omitting, and this is a sign that it’s airborne.
Should I just keep my cabinets closed until treated? – Byron W., Long Beach, CA
We recommend this, because every time you open and close them, it creates a wind effect or draft. Depending on how contaminated it is, those spores can cross contaminate into the other spaces of the home causing secondary issues.

How do I find out what caused the mold under my sink? – Mary W., Woodland Hills, CA
This is very important, because under a kitchen sink there are over 50 potential sources – from fresh water to drain water – that can produce leaks. A bathroom sink has a little less, but is used more often.
Very strategic water tests have to be ran, along with caulking static water tests, in order to pinpoint the water source if it’s not obvious.

We believe here that if it’s visible, there is no reason to test. Put the money into treating, and test it after it’s removed to verify that it is completely removed.
If your a renter, and you need it for documentation, then absolutely perform a pre-test.

This is all depends on a few things:
- How far the leak and mold have spread.
- What was the cause of the leak – drain or fresh water? With drain water, it has to be treated separately with an antibacterial.
- How compromised is the cabinet? Is it coming apart due to saturation?
*Most often, we treat by just removing the bottom of the cabinet, removing the dishwasher and possibly the back wall, along with the toe kicks. This saves major destruction and cost.

This will all depend on what type water leak (fresh or drain water), how long the leak has occurred, how much moisture there is, how far the mold spread and what type of dishwasher and materials you have.

Check your policy, or you can contact your agent to see if you have coverage. Most often. it is uncovered in the Insurance’s eyes because it’s considered a long term event.
Insurance coverages are based on a sudden incidental loss. For example, if you had a “pipe burst” then insurance more than likely will cover all the damages.
