“TWINS, HELP!” What Do I Do When Water on My Exterior Walls is Leaking Through to the Interior?
This was the title of an email we just received here at the Twin Plumbers customer care center a few days ago from Alexa in Studio City, CA. We consider ourselves leak detection experts here in the Los Angeles area — we have experience with issues just like this for over 25 years. So in today’s post, we want educate you as to some of the things you can detect on your own to get to the bottom of it.
In specific areas, like the Hollywood hills, studio city, west Hollywood, some areas of Beverly Hills, and Los Feliz, we see a lot of this type of water intrusions because of the way homes were built on hill sides. In these particular areas, there are a lot of retaining walls built so that, when there are leaks, water will run to the lowest point,s creating a water fall affect seeping down the walls.The most difficult part of these leaks is there are typically found when the water has spread.
She first saw some damp spots and white powder substance forming on the concrete wall, but didn’t think much about it and let it go. Well,that is the time to start being concerned and proactive to determining where the water source is coming from.
The 3 Most Common Causes of Wall Seepage:
1- Old or sub-par water proofing : this is when the concrete wall or stucco has become compromised and porous where water intrudes onto the other side.
2- Problems in irrigation lines : outside high pressure water lines that feed your lawn or landscaping leak slowly but for a long period of time.
3- Drainage systems : this includes sewer and fresh water drain lines, lines that are made of cast iron or clay particularly should be investigated under ground.
