We received a call on Labor Day from our customer Leslie B.
She woke up to a puddle of water in her dining room with a very warm floor.
She went onto Google and searched “Emergency Plumber Near Me In Granada Hills”.
She said we popped up in the high rankings with plenty of high ratings.
She called us and our technician Rico arrived within 52 minutes.
We performed water pressure testing to verify if the water pressure was in good standing, it was at 60 PSI, which is perfect!
We then confirmed that the hot water system was the culprit.
Twin Home Experts pulled out our very own Goldak leak detection equipment out and started tracing and listening. We pinpointed the leak right here:
We walked into the home, Leslie thought she dried everything up with her towels, but when we used our digital moisture readers to verify the moisture content in walls, floors, and cabinets it was evident that water migrated everywhere. So we immediately applied dry down equipment to start extracting moisture to prevent secondary damages such as mold growth.
Once we set up the equipment, the next step was to hire patriot environmental to perform asbestos and lead testing BEFORE we do the demolition of drywall. Most homes in Granada Hills were built before 1980, so these tests are required.
Now if your homeowner you are the only one that has the legal right to demo your own walls without having to do the asbestos and lead testing.
24 hrs later we received the testing and thank goodness we did.
We ended up finding out that the dining room had 1 to 2 percent asbestos content in the drywall and mud.
We then advised that this is an insurance claim that needs to be filed.
Leslie called State Farm insurance and filed a claim. Her deductible is $2,000 which is not bad considering kitchen cabinets are damaged, flooring and drywall have damage.
