“Free mold inspection in Los Angeles… Is there such a thing?”
We get asked this question all the time here at The Twin Home Experts. Don’t worry, we’re here to help guide you in the right direction so you don’t waste your time with possible mold scams.
It’s important to remember that good, well-run, honest, legitimate, well-insured Los Angeles mold removal companies will provide you with the best experience – but this usually means there is a small fee to cover the cost associated with operating the business.
Most free estimates leave you in a gray area, and you end up with a lot more questions and concerns about your project.
Our Estimate Process
When the Twin Home Mold Experts visit your home for a free estimate, you can expect to hear the following questions before we get started:
- Are you the property owner?
- Is there visible mold, and where is it located?
- Have you already had mold tests performed?
If you say yes to these questions, then your estimate is FREE .
What Makes The Difference
In order to provide our customers with an accurate, fair protocol and bid for mold removal or testing, we need to see it physically.
An estimate is not free in the following situations:
- When you are a renter or tenant and not the owner of the property.
- During a real estate transaction where a potential buyer is performing a home inspection.
- When there is no visible mold present.
- When a landlord is claiming that a tenant is worried about mold but, again, the mold is not visible.
- When the inspection area is located in an attic, crawl space, or areas where space is tight and may require personal protective equipment or other tools to perform the inspection.
- When the inspection is to be used in legal matters where one needs some documentation for court.
- When the test results are going to be sent to a mold lab.
As you can see with the list above, there are situations when estimates are no longer free due to out of pocket expenses and/or time involved that has associated costs. Most mold inspection companies that do charge inspection fees (usually described as a dispatch, service, or inspection fee) will credit the property owner back their money if they decide to proceed with the work or services.
Our research has proven that free estimates can lead to frustration with verbal only bids , and less information given to customers. On the other hand, we have found that when a property owner pays a small fee, they receive a lot more value in the form of time spent, thorough documentation and full transparency.
Free Mold Inspection
Mold can be a very serious health issue , so making a small investment upfront is well worth the money spent to assist in making an educated decision to get you the best price for your mitigation work. If you’re stuck on getting a free estimate, here are a few questions to ask prior to booking your appointment:
- What is involved in a mold inspection?
- Is your free estimate documented in detail in writing?
- My mold is not visible, will you come out and investigate to determine if I have it?
- Beyond determining if I have mold, will you find the source of what is causing the mold for free?
- Is your mold testing free?
If any of these questions are answered with a “yes” be cautious.
Since it’s impossible to operate a legitimate business without charging for your out of pocket costs, it might be a mold scam. Bottom line, y ou get what you pay for.
